Automatic registration of property rights to commissioned real estate facilities with registered special property rights has been launched in Ukraine, the press service of the Ministry of Development of Communities and Territories of Ukraine said.

According to the statement, the property right is now registered automatically, without the participation of the state registrar, after the object is commissioned through the interaction of the State Register of Property Rights to Real Estate and the Unified State Electronic System in Construction.

The specified service concerns construction objects for which a special property right to divisible and indivisible unfinished construction objects, as well as future real estate facilities, is recorded in the Register.

According to the ministry, this functionality, among other things, allows for the simultaneous automatic update of the technical characteristics of such real estate facilities.

As reported, on October 10, 2022, the law On guaranteeing property rights to real estate facilities (No. 2518-IX), which will be built in the future, dated August 15, 2022, came into force. According to it, a future real estate object can be in civil circulation only with state registration of a special property right or encumbrance in favor of a person who has partially paid the price of such an object, in the State Register of Property Rights to Real Estate. In addition, the document obliges the construction customer to determine the list of future real estate facilities that will constitute the guaranteed share during the initial state registration.
